Pahrump, NV – Desert Greens Properties has chosen Pahrump’s PIMedia to market the sale of the final phase of the homes in the Desert Greens community. 

Desert Greens is a 55+ golf community for active adults who want a beautiful home without the burden of traditional house maintenance.  The community is comprised of 324 homes that surround a 9-hole golf course.  Desert Greens Community members and family play the year-round golf course for free.  The final phase is just 72 new factory-built homes that have a true home interior, complete with granite countertops, walk in closets and laundry rooms.  

Desert Greens Properties is a residential development innovator that has completely refreshed their ownership program and staff.  The final phase program has been restructured to make ownership more accessible and affordable.  The new program offers a home purchase with a land lease.  “By removing the land cost from the purchase, the house is a tremendous value with a purchase price of $120,000,” said Michael Selbach, Realtor representing the final phase.  “For many existing homeowners, they can purchase their new Desert Greens home using existing home equity and leaving the balance for pleasure.  With the home paid, your lease payment ($300 per month) and association dues ($125 per month) are just $425.”

One of the challenges that PIMedia will face is that a home purchase with a land lease is a non-traditional transaction in the Western states.  Leasing land for a home is much more common in the Eastern United States and resort areas, like Palm Springs or Hawaii.  The land lease dramatically reduces the transaction cost to just the house value.  “When you see the math on the land lease, it is a very affordable monthly fee and preserves homeowner cash, making their funds available for travel and leisure,” said Selbach.  “When the Desert Greens project first began, the Phase One homes sold for $240,000 with the land.  By moving the land value to a lease, we lowered the home purchase price, making it easier to qualify for financing and reduced the land use cost by $200 – $300 per month when compared to financing the land with the house.”
